Station Approach, Leamington Spa

Station Approach is a development of 212 homes: 85  for affordable rent, 75 for shared ownership and 52 developed for outright sale. Please refer to the site plans below for full details including property sizes

AC Lloyd have been appointed as our main contractor for the development, producing the 160 affordable rent and shared ownership properties for Waterloo Housing Group and Waterloo Homes

AC Lloyd began construction work on 3rd October 2016 and the scheme is being constructed in phases, with an aim to complete final handover of all properties by the end of 2020 / start of 2021.

Station Approach is being built in partnership with Warwick District Council, and will include a new council owned 100 space car park and an improved cycle-path to the station via the underpass off Avenue Road

This is a large development, and inevitably there will necessarily be a certain level of impact on existing residents of the area and users of the current car park. We will post regular updates and news items on this page in order to keep you informed

Progress Update - June 2018

Phase 1 is nearly complete with handovers taking place between 14th June and 12th July 2018. Phase 1 is made up of 3 blocks of 8 flats (24 flats in total). There are 5 one bedroom flats and 3 two bedroom flats in each block, all for affordable rent. Phase 1 also includes a new area of open space for community benefit, including benches and informal play space. Upon completion of phase 1 the underpass allowing pedestrians access from Station Approach to Leamington Spa railway station will re-open, allowing quick and easy access for users of the railway. Warwickshire County Council does intend to renovate the underpass and is currently in discussion with several partners about how to go about this. While Waterloo Housing Group supports the renovation we are not directly participating nor are we responsible for the work to this area.

Phase 2 is also well under way with the steel frames completed for both blocks (see photo below). Phase 2A is entirely for affordable rent while phase 2B is for shared ownership and will be sold by Waterloo Homes. Phase 2A is due for handover in Autumn 2019 and consists of 12 one bedroom flats, 24 two bedroom flats and 6 four bedroom houses.

The shared ownership units will be available from December 2019.

Temporary Closure of Station Approach to vehicular traffic

Warwickshire County Council has made a temporary traffic order closing Station Approach to vehicular traffic. This will commence on Monday 16th October 2017 and is expected to be completed on 1st December 2019.
