Waterloo Housing Group has recently delivered 44 new affordable homes in Spilsby, East Lindsey – bringing disused land back into use in the town centre.
Waterloo Housing Group worked in partnership with Westleigh Partnerships Ltd, East Lindsey District Council and the HCA on this £4.8 million development which completed in late summer 2016.
This scheme has been built on disused meadowland in the centre of Spilsby. Work on the development commenced in March 2015 and the project entailed the design and construction of 44 new houses for affordable rent and shared ownership (with associated groundworks, highways, service connections and landscaping). The site includes a sustainable drainage system (SuDs) to reduce the potential impact of increased surface water run-off.
The development provides a mix of 1, 2 and 3 bedroom two-storey houses and some bungalows. Of these, 34 are for affordable rent and 10 for shared ownership. There was a Local Cascade Provision that 20% of residents were subject to.
The properties are timber frame construction supported on traditional strip foundations. The project is designed to achieve Code for Sustainable Homes Level 3 and Secured by Design, with warranties provided by NHBC.
Funding for the development has been provided by Waterloo Housing Group, along with investment support of £324,000 from East Lindsey District Council and £658,000 from the Homes and Communities Agency.
