Waterloo has a strong track record in providing new affordable homes. Our experienced and highly-regarded development and regeneration team is working on providing 360 new homes each year. We are a lead development partner with the Housing Corporation, receiving a large share of funding in the West Midlands development programme for 2006/8. We also benefit from the support of our local authority partners. We are a preferred housing partner in Birmingham, Cannock, East Staffordshire, Lichfield, North Warwickshire, Sandwell, Solihull and Tamworth. By using modern methods of construction we continue to build to the highest standards. Our construction clients' charter shows commitment to improving our performance even further. A joint procurement initiative with three other leading housing groups has increased our buying power. This means we are building quality, energy efficient homes faster and for less cost. |

...and regenerating neighbourhoods Waterloo is often a first choice when our local authority partners are looking to rebuild the bricks and mortar of a community. This is because we invest in the long-term wellbeing and renewal of an area. Our success at engaging with communities means that local residents are actively involved in improvements - from approving house layouts to influencing how their homes are managed. The quality of our housing design is very high. We challenge our architects to work with local people to achieve timeless design styles, creating safe and appealing home environments now and for the future. A positive and lasting impact is also felt by our construction training scheme. This supports young people to acquire skills through paid employment with training and on-site work experience. |

New Developments Our recent developments include: Waterside, Kings Heath, Birmingham
It offers a mix of housing tenures including homes to purchase outright, or to part-buy and part-rent through shared ownership. Combining the hallmarks of traditional architecture with the needs of modern living, homes at Waterside are stylish with a timeless appeal. The development is designed in harmony with the waterway close by. Improved access to the towpath means residents can really make the most of the canalside setting. The new £3.7 million development has provided 13 two-bedroom bungalows and 23 two and three-bedroom houses. They include a mix of homes to rent, and to part-buy and part-rent through shared ownership. As part of scheme, we contributed to the cost of providing a new playground for local children. The site has Roman origins and remains were found in an archaeological dig during our house building. We are planning to build a further 10 homes for rent in a second phase of the development. The attractive two-bedroom apartments include ten rented homes, and four sold through shared ownership on a part-buy and part-rent basis. The development is the result of a partnership between Waterloo and Tamworth Borough Council. We liaised with Belgrave Residents Association during the building work. The regeneration project, due to finish in 2010, is seeing old council properties replaced by 300 desirable and affordable homes. These include homes to purchase outright, or to part-buy and part-rent through shared ownership. Local people chose the look they wanted for their estate's new homes. Taking inspiration from the Arts and Crafts style of housing found in nearby Bournville, they worked with our architects to develop a unique design for Brandwood End. With over 150 new homes already built, a vibrant and flourishing neighbourhood is being created. We have finished refurbishing several Victorian cottages and kept many of their original features. Work is now under way on 12 new houses, designed in a traditional style to complement the older housing. Mature lime trees are being kept along the front of the new houses, which are due to be ready in summer 2008. Work will then start on the final phase to build 14 new homes. The new £4.9 million development will provide a mix of homes to rent, buy outright, and to part-buy and part-rent through shared ownership. The development is influenced by the distinctive style of Warwickshire villages. This is reflected in the cottage paned windows, pitched tiled roofs and use of materials such as brick, slate and timber boarding. Apartments will face an orchard-style green, linked to a series of mews courtyards with small terraces of houses. The development's southerly aspect and views of the green belt will add to the feeling of rural living. All rented homes will be let to people nominated by North Warwickshire Borough Council. The new homes, which include a house adapted for a family with disability needs, will be completed by spring 2009. We already manage 250 homes at Pype Hayes, ranging from one bedroom flats to five bedroom houses. Waterloo's involvement at Pype Hayes began 15 years ago when we became a key partner working with Birmingham City Council and local residents to redevelop the estate's defective housing. Hundreds of old council homes were demolished and replaced with 1,500 new homes. The last phase of this massive regeneration project will see the completion of our 16 new homes, plus 20 council homes and 77 homes for sale by Persimmon. There has been strong community involvement throughout the redevelopment of Pype Hayes, which is now a popular place to rent or buy a home. The estate's wellbeing and long term sustainability continues to be important to us.
